Keep your patios, paths, and decorative stonework looking their best all year round with our powerful Patio Black Spot Preventer.

Specially developed to help maintain the spotless finish, this long-lasting treatment prevents staining and discolouration on patios and paths. Suitable for all stone types, it’s the ultimate black spot preventer for homeowners who want lasting protection without constant scrubbing or pressure washing.

Each 2.5 Litre container treats up to 50m² once diluted and is designed for use within 11–12 months of using Patio Black Spot Remover. When applied annually, it prevents black staining from returning, while also clearing away stains caused by green and red algae within 3–5 days of treatment. The result is cleaner, safer patios and pathways with minimal effort.

Unlike standard cleaners, our Patio Black Spot Preventer works proactively to protect your surfaces from future damage, maintaining the natural colour and appearance of your stonework. It’s a safe, effective way to stop stubborn staining and keeps slippery areas under control.

Patio Black Spot Preventer is pet-friendly. We recommend you keep pets off the area whilst applying the product. Once dry, it’s instantly safe for pets to walk on the area.

Application Instructions

  1. Choose the right day – Apply on a dry day when no rain is forecast for at least 48 hours.

  1. Mix the solution – To treat 20m², fill a 5–7 litre garden sprayer with 3 litres of water. Add 1 litre of Patio Black Spot Preventer (always add the Preventer to water to avoid bubbling).

  1. Apply generously – Spray evenly across an area no larger than 20m² (4×5 metres) until saturated.

  1. Repeat as needed – For larger areas, mix fresh solution and repeat until all paving is covered.

  1. Allow to dry – Do not rinse off; simply let the surface dry naturally.

Maintenance Tip: If stains caused by green algae appears in shaded or north-facing areas during the 12 months after treatment, simply apply to those areas for ongoing protection and safety.

We do not recommend the use of sealers. No sealer is going to prevent organic staining and discolouration. Based on our experience of using sealers over the years and looking after thousands of patios on behalf of customers on an annual basis, we see no benefit to using a sealer to prevent organic growth and staining.

The Patio Black Spot Preventer is not a cleaner like Patio Black Spot Remover. It will prevent stubborn stains and remove discolouration caused by algae within a few days of application.

How to stop dirt from getting on a patio?

Keeping dirt off a patio comes down to consistent light maintenance. Regular sweeping, trimming nearby plants and improving drainage all help limit the amount of soil and debris that lands on the surface. Keep pots and plants off the patio as soil will run onto paving. Sealers and preventative products can make the stone less absorbent, so dirt sits on top rather than becoming ingrained.

How to stop slabs from getting dirty?

Slabs stay cleaner for longer when the patio is swept routinely and cleared of leaves, soil and plant matter. Good drainage prevents algae, while a stone-safe protective treatment helps reduce how much dirt is absorbed into the surface. With these steps combined, slabs remain brighter and less prone to everyday grime and staining.

How do people keep their patios clean?

People tend to keep patios clean by managing small tasks regularly rather than waiting for dirt to build up. A quick sweep, an occasional rinse and prompt removal of leaves or spills go a long way. Many also treat the patio with a protective solution that makes future cleaning easier and helps prevents stubborn black stains and discolouration.

How often should I clean my patio to avoid black spots?

A light cleans every 5–6 months is usually enough to keep surface dirt at bay, especially if debris is removed before it has a chance to settle. A deeper clean or preventative treatment once annually provides additional protection, particularly in shady or damp areas where the problem develops faster.

How do I prevent patio staining?

Preventing patio staining is mostly about acting early: clearing leaves, rinsing away spills and keeping water from pooling all reduce the risk. Adding a protective treatment creates a barrier that makes the stone less likely to absorb dirt or organic matter. With regular light cleaning, stains have far fewer opportunities to form or take hold.

How do I stop stone discolouring?

Stone discolouration is often caused by moisture, debris or unsuitable cleaning products. Keeping the patio clear of organic build-up and ensuring good drainage helps maintain an even appearance. A stone-safe protective treatment further reduces the chance of fading or patchiness when applied annually.

Do sealants stop patio dirt?

Sealants can’t stop dirt entirely, but they can make a noticeable difference by creating a less porous surface. This means dirt is less likely to cling or sink into the stone, making routine cleaning easier. These sealers can also make the patio extremely slippery. We recommend an annual preventative maintenance product, combined with regular sweeping and good drainage to keep your stone work looking fresh all year round.
